210 N Aberdeen Goes Vertical in Fulton Market
Construction is now above grade for a 19-story mixed-use building at 210 N Aberdeen Street in Fulton Market. The planned 214-foot-tall structure by LG Development Group will include 363 apartment units and 10,700 square feet of retail space. The building will sit on an L-shaped site. The building’s scope and appearance have evolved somewhat before construction, lowering the overall units from 414 and the height from 239 feet.
The development will include studio, one-bedroom, and two-bedroom apartments, with a total of 73 affordable units in the mix. The facility will also feature an indoor/outdoor resort-style swimming pool with a water slide, along with 102 automobile parking spaces and bicycle parking.
The new structure by NORR is built around a L-shaped footprint, giving it two perpendicular wings. The tower section of this massing will be set back from the three-story podium to allow for a less encroaching street wall and more terrace area.
The exterior of the building will be made up of tan masonry cladding on the podium and tower’s base. Meanwhile, the second level will have a glass and metal curtain wall that surrounds each wing’s outer corners.
In addition to the new construction, LG Development will also restore and preserve the historic Arthur Harris Building. Its outer walls, including the stone masonry façade and gable roof, will be preserved while the interior is being reconstructed. A glass walkway will act as a connector between this section under development and the retail component of the project.
There are several bus lines that service the region, including Route 65 to the north, Route 8 to the east, Route 20 to the south, and Routes 9 and X9 to the west. Morgan station is three minutes walk away from Green and Pink line service at Morgan.
Power Construction is the general contractor overseeing the $140 million construction, which is scheduled to be completed by 2024.
